ABOUT THE ROLE
The Buyer/Scheduler is responsible for the procurement and forward scheduling of materials and plant across residential development projects. The role ensures materials are sourced competitively, scheduled in line with build programmes, and delivered to site in a timely and efficient manner. Working closely with the Quantity Surveyors and Commercial Administrator, the Buyer/Scheduler plays a key role in supporting cost control, programme adherence, and supply chain performance.
KEY RESPONSIBILITIES
Procurement
→ Procure materials, plant and services in line with project specifications, programmes and cost plans.
→ Obtain, analyse and compare quotations to ensure best value (cost, quality and lead times).
→ Negotiate with suppliers to secure competitive rates and favourable terms.
→ Raise and manage purchase orders accurately and in a timely manner.
→ Identify and onboard new suppliers in line with company processes.
Scheduling & Planning
→ Undertake material take-offs from drawings and specifications to support procurement.
→ Prepare and manage detailed material schedules aligned with project programmes.
→ Work closely with Site Managers to forecast material requirements and delivery timelines.
→ Proactively manage supplier lead times to mitigate programme risks.
→ Coordinate phased deliveries to optimise site operations and minimise waste.
→ Identify and highlight changes to material requirements arising from design or specification
changes.
Commercial Coordination
→ Work closely with Quantity Surveyors to ensure procurement aligns with budgets and cost plans.
→ Provide input into cost comparisons and value engineering opportunities.
→ Monitor and report on material price movements and market conditions.
→ Track procurement commitments and provide updates to the Commercial Team.
Supplier & Supply Chain Management
→ Build and maintain strong relationships with suppliers and manufacturers.
→ Monitor supplier performance in terms of cost, quality and delivery reliability.
→ Resolve supply chain issues, delays, or discrepancies in a timely manner.
→ Support continuous improvement of the supply chain and procurement strategy.
Process, Systems & Administration
→ Maintain accurate procurement and scheduling records.
→ Ensure all orders and documentation comply with company procedures and audit requirements.
→ Utilise internal systems (e.g. Evolution, COINS or similar) to manage procurement activities.
→ Work closely with the Commercial Administrator to ensure:
– Orders are processed correctly
– Deliveries align with purchase orders– Invoices are accurate and supported by appropriate documentation
→ Ensure variation control of material orders is proactively managed and accurately recorded.
Health & Safety Compliance
→ Ensure procured materials and suppliers meet required health, safety and environmental standards.
→ Support compliance with company policies, procedures, and regulatory requirements.
General
→ Contribute to the continuous improvement of procurement and scheduling processes.
→ Support the wider Commercial Team as required.
→ Undertake any other duties as directed by Senior Management.
KEY SKILLS, EXPERIENCE & PERSONAL ATTRIBUTES
Essential:
→ Proven experience in a Buyer or Procurement role within housebuilding or construction.
→ Strong understanding of construction materials, sequencing and site requirements.
→ Experience undertaking material take-offs and preparing schedules.
→ Commercial awareness with an understanding of cost control and budgeting.
→ Strong negotiation and supplier management skills.
→ Excellent organisational and time management abilities.
→ Proficient in Microsoft Office and procurement systems (e.g. COINS, Evolution).
→ Proactive and forward-thinking approach.
→ Strong attention to detail.
→ Ability to plan and prioritise workload across multiple projects.
→ Strong communication and relationship-building skills.
→ Problem-solving mindset with the ability to manage supply chain challenges.
Desirable:
→ Experience working for a residential developer or main contractor.
→ Understanding of construction programmes and sequencing.
→ Relevant qualification in Construction, Procurement or Quantity Surveying.
