If you've fallen in love with one of our homes but have a house to sell, we could be your buyer. Get in touch with us and if the plot you're interested in is eligible, we'll take some initial details about your current home to see whether you would qualify for Part Exchange.

Step Two
Valuation & Offer
Following this, should you qualify, we'll arrange for your current home to be valued by two independent agents and look to make you an offer. If we can make an offer, it will be at a price to deliver a sale within six weeks.

Step Three
Sale Agreed
If you accept our offer, we can proceed with the purchase and sale with no fuss. Our lovely Sales Team will fully explain the process and will keep you updated each step of the way.

1. Part Exchange is available on selected plots and developments only and is subject to Homes by Carlton’s standard terms and conditions.
2. The value of your current home must not exceed 70% of the purchase price of the new property.
3. We do not accept leasehold houses, apartments, listed buildings, properties with an EPC rating below E, or investment properties.
4. Homes by Carlton is under no obligation to make an offer. If an offer is made, it will reflect fair market value based on an expected sale within 6 weeks.
5. Any offer will be subject to a RICS survey and at least one independent valuation.
6. Any offer is subject to satisfactory completion of all further enquiries and reports.
7. To be considered, you must complete the Part Exchange Application Form in full.
8. You must allow access to your property for valuations and inspections by our appointed estate agents within 3 working days of applying.
9. A verbal offer will be made after inspection. You must accept this within 2 working days and proceed to Full Reservation within the same period. If declined, both the Part Exchange and your reservation will be cancelled.
10. Upon accepting the offer, your solicitor must be instructed to proceed and meet the 42-day exchange requirement.
11. You must cancel any existing agreements with estate agents. Any related fees or commissions incurred prior to our agreement are your responsibility.
12. Both the purchase of your new home and the Part Exchange are subject to contract until exchange has taken place on both transactions.
13. Upon exchange, a 10% deposit of the difference between your current and new home’s purchase prices is payable. These funds must be with your solicitor in cleared form prior to exchange.
14. We will begin marketing your current home prior to completion of your new one. You must allow reasonable access (by appointment) and permit a ‘For Sale’ sign to be displayed.
15. Appointed estate agents will act on behalf of Homes by Carlton. If either party withdraws, but you later sell your home to someone introduced by our agent, you will be liable for their commission and VAT.
16. Items considered fixtures and fittings (including garden features) must remain unless otherwise agreed in writing. These will be detailed in the Property Inspection Form and form part of the legal agreement. Any removals may require reinstatement at your expense.
17. A Gas Safe or CORGI certificate is required for all gas appliances, and an NICEIC electrical safety certificate (EIC) for all electrical equipment. An EPC must also be provided.
18. Prepaid meters must be replaced with standard credit meters before legal completion.
19. Your home must be maintained in good condition and left clean and tidy, including all internal and external areas, on the day of completion. Only agreed items should remain.
20. Keys to your new home will only be released once completion of your existing property is confirmed and all keys, alarm codes, and access instructions have been provided as agreed.
21. You are responsible for all utility charges up to and including the day of legal completion. Ensure all meters are read and final bills are arranged. Homes by Carlton will not accept responsibility for any pre-completion usage. -
