Reserving Your New Home
If you find your dream Homes by Carlton home but it hasn't yet been released for sale, don’t worry, you may be able to secure it with an Early-Bird Reservation.
For just £150, you can place an Early-Bird Reservation on an unreleased plot, meaning you have first refusal when it’s released for sale. You can then move to a Full Reservation, provided you are in a proceedable position, by paying a further £600.
If for any reason you choose not to proceed to a Full Reservation, your £150 Early-Bird Reservation fee will be refunded in full, no questions asked.

Found the perfect Homes by Carlton home for you? It’s time to reserve it!
We’ll ask you to pay a £750 reservation fee on your chosen plot and it will then be taken off the market. Your reservation will last 28 days, during which time you will be expected to exchange on the home.
We understand that these things can sometimes take longer however, so don’t panic. If this happens, we will work with you to find the most appropriate course of action.
If you decide to cancel your reservation before the legal documents have been issued to your conveyancer, you will be refunded your reservation fee less a £150 administration charge.
If you decide to cancel your reservation after the legal documents have been issued to your conveyancer, you will be refunded your reservation fee less a £350 administration charge.
