Viewing a Showhome is one of the most exciting parts of searching for a new home.

It is your first opportunity to step inside, explore the layout and imagine what everyday life could look like. You can picture family meals in the kitchen, evenings in the lounge, working from a dedicated study or opening the doors onto your new garden.

However, a Showhome viewing is not only about choosing your favourite room or gathering interior-design inspiration. It is also an important opportunity to understand exactly what you could be buying.

From the specification and available choices to plot position, energy efficiency, warranties and timescales, asking the right questions will help you compare homes and make an informed decision.

What Should You Look For When Viewing A New-Build Showhome?

A thoughtfully designed Showhome helps you experience the space, quality and lifestyle offered by a development. It can demonstrate how rooms connect, how natural light moves through the property and how different areas could be furnished.

However, the home or plot you purchase may differ from the Showhome in several ways. It could have a different position, orientation, external finish, garden size or internal specification.

During your visit, look beyond the styling and consider how the home would work for your everyday life.

Think about:

  • How you would use each room

  • Whether your furniture would fit

  • The amount of practical storage

  • The position and outlook of the available plots

  • Which fixtures and finishes are included

  • The energy features and likely running costs

  • Parking, gardens and outside space

  • The wider development and surrounding area

  • Your buying and moving timescale

Take your time, make notes and ask your Sales Executive to explain anything that is unclear.

Q1. Is the Showhome the same house type as the home I'm considering?

Start by confirming whether the Showhome represents the exact house type you are interested in.

A development may contain several two, three, four or five-bedroom designs. The Showhome will normally demonstrate one particular house type, so its layout and proportions may not match every available property.

If you are considering a different design, ask to see:

  • The correct floorplan

  • Individual room dimensions

  • External elevations

  • Computer-generated images

  • Plot-specific drawings

  • A development layout

  • Photographs or virtual tours of the relevant house type

  • If available and safe to enter, an under-construction plot of the relevant house type

Q2. What is included as standard?

One of the most important questions to ask when viewing a new-build Showhome is which features are included in the standard specification.

Showhomes are designed to demonstrate the potential of a property and may contain upgrades, optional extras or decorative items that are not included in the purchase price. The specification may also differ if the Showhome you're viewing is not the house type you're interested in purchasing.

Ask your Sales Executive to walk through the Showhome with you and distinguish between:

  • Standard fixtures and finishes

  • Optional upgrades

  • Showhome-only furnishings and accessories

  • Items supplied by interior designers

  • Features specific to a particular plot or house type

Pay particular attention to kitchens, bathrooms, flooring, appliances, lighting, fitted storage, gardens and external finishes.

Q3. Which choices and upgrades are available?

One of the attractions of purchasing a new-build home at an early stage is the possibility of selecting certain finishes to suit your taste.

Depending on the development, plot and stage of construction, you may be able to choose from different kitchens, worktops, bathroom finishes, tiles, flooring or other interior features.

Ask:

  • Which choices are included within the purchase price?

  • Which items are paid upgrades?

  • When do selections need to be confirmed?

  • Can upgrade costs be added to the purchase price?

  • What happens if construction has passed the choices deadline?

Availability will usually depend on how far construction has progressed. If personalising your home is important to you, discuss the available choices as early as possible.

Q4. What are the room dimensions?

Showhome furniture is carefully selected to complement the layout, so it is important to check the official dimensions rather than relying entirely on visual impressions.

Think about the furniture you already own and any pieces you intend to buy. Would your sofa fit without restricting a doorway? Is there enough space around your dining table? Can the master bedroom accommodate your preferred bed and wardrobes?

Floorplans and dimensions are generally provided for guidance and can be subject to construction tolerances or design changes. Do not order fitted furniture, curtains, flooring or other made-to-measure items using marketing plans alone. Confirm the appropriate time to take final measurements with your Sales Executive.

Q5. How will my plot differ from the Showhome?

Even when two properties share the same floorplan, their position can create a very different living experience.

Ask your Sales Executive to show you the exact plot on the development plan and explain:

  • Its orientation

  • Which direction the garden faces

  • The position of neighbouring homes

  • The relationship between windows and nearby properties

  • Its proximity to roads, footpaths and shared spaces

  • Whether the plot is level or sloping

  • The likely outlook from principal rooms

  • Its external materials and architectural details

  • Whether the internal layout is handed or reversed

You may also want to ask whether it is possible to view the plot safely. Access to active construction areas will be restricted, but the Sales Team may be able to help you understand its location from an approved viewing point.

Remember that a virtual tour or Showhome is illustrative. The final specification, dimensions and layout of an individual property may differ, so always review the information for your chosen plot.

Q5. How energy-efficient is the home?

Energy-efficiency can affect your comfort, environmental impact and monthly household costs. Thankfully, new-builds are typically much more energy-efficient than older properties.

Ask which energy-saving features are included in the home and how its construction compares with an older property. For example, many Homes by Carlton plots feature EV chargers, solar panels or air-source heat pumps* to help future-proof your home.

Useful questions include:

  • What EPC rating is the home expected to achieve?

  • What type of heating system will it use?

  • What insulation and glazing are installed?

  • Are solar panels included?

  • Is an air-source heat pump fitted?

  • Is there an electric vehicle charger?

  • Are heating controls divided into zones?

  • Will you receive instructions for using the systems efficiently?

Specifications vary between developments and plots. Ask for information specific to the property you are considering rather than assuming that every feature visible or discussed applies across all developments.

Q6. How is the wider development planned?

You are buying more than an individual home. You are also becoming part of a new community, so it is important to understand how the wider development will look as it progresses.

Ask to see the development plan and discuss:

  • The number and mix of homes

  • Current and future construction phases

  • Roads, pavements and pedestrian routes

  • Public open spaces

  • Landscaping and play areas

  • Visitor parking

  • Affordable housing

  • Drainage features or attenuation ponds

  • Bin collection arrangements

  • Access points

  • The expected duration of nearby building work

If your chosen home is in an early phase, ask what construction activity you may experience after moving in.

Plans can sometimes change because of planning requirements, technical considerations or market conditions. Ask which aspects have been approved and whether any parts of the development remain indicative.

Q7. What is the surrounding area like?

The right home also needs to be in the right location.

A Showhome viewing is a useful opportunity to ask the Sales Team about everyday life in the surrounding area, including:

  • Local shops and supermarkets

  • Schools, nurseries and childcare

  • Healthcare services

  • Parks and countryside walks

  • Restaurants, cafés and pubs

  • Sports and leisure facilities

  • Bus and rail connections

  • Major road links

  • Typical journeys to nearby towns and cities

Visit the area at different times if possible. A weekday journey, evening walk or weekend visit can help you understand whether the location suits your routine.

Travel times, school admissions and service availability should always be verified independently with the relevant providers or authorities.

Q8. Are there any estate charges or ongoing costs?

In addition to your mortgage, utilities and council tax, some new developments have charges for maintaining shared or communal areas.

Ask whether your chosen property will be subject to:

  • An estate management charge

  • A service charge

  • Shared access or private road costs

  • Maintenance contributions

  • Charges for landscaped spaces

  • Fees associated with unadopted infrastructure

  • Restrictions or covenants affecting the property

Your solicitor should examine the legal documents and explain any obligations attached to the property before you exchange contracts.

A new home should come with clear warranty protection and a process for raising concerns after completion.

  • Which structural warranty provider covers the home?

  • How long does the warranty last?

  • What is covered by the housebuilder’s initial warranty period?

  • What quality inspections take place during construction?

  • Will you receive a home demonstration before completion?

  • How should you report any defects or snags?

  • What response times can you expect?

  • Who will be your point of contact after moving in? 

It is also useful to understand the difference between a cosmetic snag, a defect covered during the builder’s warranty period and an issue covered by the longer-term structural warranty.

Ask for the full warranty and aftercare documentation and read its exclusions, reporting requirements and timescales carefully.

If you decide that the home is right for you, make sure you understand the next steps before paying a reservation fee.

Ask:

  • How much is the reservation fee?

  • Is it deducted from the final purchase price?

  • How long is the reservation period?

  • Is there a cooling-off period?

  • How much could be retained if you cancel?

  • When must solicitors and mortgage advisers be instructed?

  • What is the expected exchange deadline?

  • Which identification and financial documents are required?

  • Are any incentives or buying schemes available?

  • What happens if your mortgage or property sale is delayed?

Before reserving, confirm the purchase price, specification, incentives, estimated completion window and any conditions in writing.
